Hotels, cruise ships, and airlines need to stay at maximum capacity to run efficiently so they frequently offer rock-bottom prices at the last-minute to get rooms and seats filled. Try these resources for savings:

    • Check social media sites. Airlines and hotels post last-minute deals on their Twitter feeds, such as @JetBlueCheeps, @VirginAmerica and @AllegiantAir. Also, you can “like” the following Facebook pages for last-minute deals and travel tips:Facebook.com/Flightz andFacebook.com/LastMinuteTravel.
    • Go where the deals take you. Plan where you go based on who has the best deal. Websites for cruises leaving within 90 days are www.vacationstogo.com orwww.lastminutecruises.com. You may get as much as 60 percent off. If you want a beach vacation but can’t afford Hawaii, keep Florida, Mexico, or California in mind.
    • Get the best airfare. If you’re flexible and can act fast, go towww.farecompare.com and click on “Deals.” You also can sign up for “Airfare Alerts” and track fares to your favorite cities. Another excellent fare comparison site is www.kayak.com.
  • Find a hotel for tonight. Use the mobile app Hotel Tonight (iTunes store or Google Play) to find a great deal. It’s good for 55 U.S. cities, six in Canada, plus cities in Europe and Mexico.

5 Shockingly Salty Foods…

You do need some sodium from salt to function, but each person consumes an average of 3,400 milligrams a day, compared to the recommended limit of 2,300 mg (1,500 for those with heart disease risk). Excess sodium causes high blood pressure, which can lead to heart failure.

How do you halt the salt? Cut back on the primary source of salt in your diet: pre-packaged, processed, and restaurant food. Read labels and menus and watch your intake of these five shockingly salty foods:

    • Bagels. One plain bagel can contain 460 mg of sodium (19 percent of what you should get daily). That’s without the cream cheese (100 mg for two tbsp). Try Ezekiel low sodium whole grain bread.
    • Bottled salad dressing. It’s convenient but you’ll get up to 300 mg of sodium per two tablespoons. Plus, sugar-free and fat-free versions often contain more sodium to boost flavor. Control the amount of sodium by making simple dressings at home with olive oil and herbs like rosemary, thyme, and oregano.
    • “Reduced-sodium” foods. This term means that a food has only 25 percent less sodium than the original product. You’re better off looking for a label that says “low sodium” (140 mg or less per serving) or “very low sodium (35 mg or less).
    • Fast-food salads. Fast food is loaded with sodium (a Quarter-Pounder with cheese: 1190 mg), but a salad may not be much better. A MacDonald’s Bacon Ranch Salad with Grilled Chicken contains 1000 mg. Best bet: Use the salad bar but go easy on the dressing.
  • Chicken breasts. Raw chicken is often injected with a high-sodium flavoring solution. Look for the words “non-enhanced” on the label or make sure you buy an organic product.

Q.  What’s the purpose of a home inspection?

A. A home inspection is usually performed after the buyer and seller have entered into a written contract. It’s a review of the home’s condition, including the heating system, attic, foundation. The point is to identify any area of the home that needs replacement or repair.  It can also be used to renegotiate the price of the home.

You may choose to buy the house and make the repairs, or you may walk away from the property if the costs would be too high for your budget and the sellers refuse to lower the price or make the repairs. You can get your deposit money back provided your contract has a “sale conditional on inspection” clause.

You’ll also need to get an appraisal, which serves to assess a value to the property. You need to know that the property you’ve selected will appraise at or above the amount you’ve contracted to pay for it. Otherwise you will be responsible for any difference on closing.

Avoid The ‘One-Ring’ Scam

When you miss a cell phone call, do you automatically call the number back to see who called? If you don’t recognize the number or it’s “unknown,” it may be a big mistake. If the phone rings once (or sometimes more than once) and you return the call, you may be charged a $19.95 international fee plus $9 a minute for the duration of the call on your next cell phone bill. Here’s how to avoid being a victim:

    • Look at the area code. These calls are primarily coming from Antigua and Barbuda (268), the British Virgin Islands (284), the Dominican Republic (809), Grenada (473), Jamaica (876) and Turks & Caicos Islands (649). If you call back, you’ll be asked to “hold for the operator,” incurring more charges.
    • Search the number online to see if there are scam reports. But when in doubt, don’t call back.
    • If you do return the call, notify your cell phone carrier immediately. Tell them you’ve been a scam victim, give them the details, request a refund, and ask if you can restrict “third-party billing” on your account. Verizon, for example, offers a free service called “Bill Block,” but you need to ask for it. Get it for both your cell phone and landline.
    • Monitor your phone bills. These costs may show up as “premium services.” You should also check your mobile phone carrier’s policy on refunds for fraudulent charges. Some carriers may have a 60-day period for refund requests.
  • Report the Fraud to the Canadian Anti-Fraud Centre.
    The Canadian Anti-Fraud Centre (CAFC) is the central
    agency in Canada that collects information and criminal intelligence on mass marketing fraud (telemarketing), advance fee fraud letters (e.g. West African), internet fraud and I.D
    theft complaints. Go to www.antifraudcentre.ca and click
    on the “Report It” link.

Think Twice Before Renovating

If you’re planning a home renovation, do it for your own enjoyment. But if you might move in a few years, know that some projects won’t generate the return you hoped for. Here are some do’s and don’ts.

Do consider these upgrades: 

    • Replace your kitchen countertops with stone or granite(check material cost calculators at www.homewyse.com). Paint your cabinets and add new handles.
    • Modernize the bathrooms. A total renovation can cost thousands, but just replacing the vanity in one bathroom with a granite top and dark-wood cabinets will make a huge difference. For example, you can find one at Costco for about $600.
  • Make your home more energy efficient. Buy energy-efficient appliances, insulate your attic, seal air leaks around the house, and install a programmable thermostat. While these upgrades may not be obvious, they will save you money and buyers will appreciate them.

Enjoy these, but you may not get a return on your investment:

    • Installing a pool. A pool is entertaining, but it can be a liability when you sell. Buyers worry about safety and maintenance.
    • Creating a dedicated home office. It’s appropriate if you work at home and use it everyday, but if you just use it to pay bills, make sure the room can also be used as a den or spare bedroom.
  • Over-renovating for your neighborhood. If you spend $25,000+ on a new kitchen, you may price yourself out of the local market when it comes time to sell.

Q.  What big mistakes should I avoid when selling my home?

A.  There are plenty of mistakes you can make when you sell your home but most can easily be avoided. Here are three important ones:

7 Major Financial Mistakes
& How To Avoid Them

Watch out for these seven mistakes that could cost you big time:

    1. Not having an emergency fund. Keep at least three months’ worth of your expenses in an account so you’re not using credit cards to pay for unexpected events, such as a job loss or medical expense.

 

    1. Not having a budget. Take your income minus your fixed expenses, and the difference is what you can spend each month. Track your spending using tools like www.mint.com.

 

    1. Not saving for retirement. Be sure to take advantage of your employer’s retirement savings plan, and open your own retirement savings account.

 

    1. Not paying bills on time. Late payments affect your credit score. Sign up for a free service such as www.manilla.com, which lets you organize your bills in one place and sends you bill pay reminders.

 

    1. Not planning for your children’s education. Consider investing in a Government of Canada Registered Education Savings Plan (RESP). With an RESP, you may be able to receive other saving incentives, such as the Canada Learning Bond. Visit www.canlearn.ca to get more details.

 

    1. Not monitoring your credit history. There are two national credit bureaus in Canada:  Equifax Canada and TransUnion Canada. You can request a free copy of your credit file by mail. You can also obtain your credit report plus your credit score sooner by paying a small fee. Visit the Equifax Canada or TransUnion Canada website to order your copy online. Check it for accuracy and to ensure you’re not a victim of ID theft or fraud.

 

  1. Not paying down credit card debt before everything else. If your credit card interest is 20% and your mortgage interest is 5%, pay off the credit card debt to avoid paying more in interest over the long term.

Save $$$ On Home Repairs

Sometimes you can just do-it-yourself. Here are three simple home repairs almost anyone can do:

Caulking. Save energy costs by using caulk to seal air and water leaks. Use 100% silicone caulk (available at a hardware store), because it’s waterproof and shrink-resistant. Remove old caulk with a razor blade, outline the area with masking tape, and use a caulk gun to apply new caulk. Smooth it with your finger and remove the tape.

Cleaning grout. If you’re tired of scrubbing, buy a grout color restorer at Home Depot or Lowes. Stone Care International’s Grout Ink, for example, comes in white, earth tone, or gray for about $8 a tube. Clean the surface, apply a coat and let dry. Do a second coat.

Fixing squeaky doors. Shut the door and pull out the center pin from one hinge. Clean the pin with a scrubbing pad and coat it with petroleum jelly. Put the pin back in and open and close the door a few times. Repeat with other hinges if necessary.

What To Do If Your E-mail Is Hacked . . .

If your friends and family say they got a spam message from you, your email may have been hacked. Try these fixes:

Change your e-mail account password. Use phrases, upper/lower case letters, numbers, and symbols. Don’t use your birthday!

E-mail your contacts immediately. Tell them your account was hacked and they shouldn’t open your e-mails containing suspicious links or requests for money.

Check your security levels. Firewalls usually block hackers. Do an anti-virus update and run a scan on your system.

Don’t click on anything in suspicious e-mails. That’s probably how your e-mail got hacked in the first place.

A.  The biggest things to consider are the home’s price and its condition.You may have set the price too high, keeping buyers and real estate agents away. Are You Still Qualified for A Loan/Mortgage?

Are You Still Qualified for a MortgageWith the recent major changes by the government to the lending rules, the usual way of doing business may no longer apply.  Even if you were ‘approved’ before, you may not qualify for a loan today.  This especially applies to the self-employed, commission earners as well as purchases with longer closing dates such as new homes.  Even though, I dislike jargon as much as the next person here are two terms you might not be familiar with but affect your ability to borrow: TDSR and GDSR.

GDSR stands for Gross Debt Service Ratio and TDSR stands for Total Debt Service Ratio.  These terms are percentages that lenders use to figure out how much debt you can afford or ‘the ability for you borrower to service their debt’.

The Gross Debt Service Ratio (GDSR) is based on your typical monthly housing costs.  Normally, that includes your mortgage principle and interest payments, property taxes, secondary financing, heating and condo fees, if applicable.  If you take all those expenses and add them up then divide it by your household family income, the government would like to see that number to be less than 32-39%.

The Total Debt Service Ratio (TDSR) is based on all of housing costs (same as GDSR) plus payments on lines of credit, credit cards and other debt. If you take all those expenses and add them up then divide it by your household family income, the government would like to see that number to be less than 44%.

Keep in mind that your income is your gross monthly income, not your net (take home amount).  Banks need to follow the lending rules set out by the government and approvals are always subject to changes in lending rules like those that just happened.  If you had an approval, you may want to get it re-approved.  If you have not been approved, don’t assume you qualify.

Please note that I’ve assumed your purchase is for a personal residence.  If you are considering buying for investment, speculation or any reason other than your primary residence.  Many more factors come into play.

The Construction Performance Guidelines – Third Edition provides criteria that sets out the minimum performance required in the construction of New Homes in Ontario . They relate to work and materials deficiencies and complement the Ontario Building Code.

The Third Edition of the Construction Performance Guidelines apply to conciliations, claim inspections and warranty reviews conducted by Tarion on or after January 1,2013.
