The Gables of Bradford is an exciting new low rise boutique condo in the heart of Bradford made up of 16 exquisite units. Energy Efficiency DesignThe energy efficient design for The Gables of Bradford is one of the most efficient designs in construction in North America. By building with air quality control in mind, the building takes shape by being air tight. The vapour barrier is made continuous around the complete envelope of the building with minimal perforations in the envelope and the use of gaskets and sealers blocking any leakage, the building becomes very air tight. Low VOC paints, high efficiency windows, and natural hardwood make for cleaner air inside the building. The introduction of fresh air comes from the high quality HRV unit in every suite. These units provide fresh air from outside while exchanging heat from stale air being forced out. This gives the unit a naturally fresh and clean environment.

The south facing balconies are also integrated into the design of passive solar power. The high performance windows allow the sun’s warm rays to heat the unit when the sun is low in the sky during the winter months. The balconies provide shading when the sun is high in the sky during summer to keep cooling costs down and maximize comfort in the unit. Are You Still Qualified for a MortgageWith the recent major changes by the government to the lending rules, the usual way of doing business may no longer apply.  Even if you were ‘approved’ before, you may not qualify for a loan today.  This especially applies to the self-employed, commission earners as well as purchases with longer closing dates such as new homes.  Even though, I dislike jargon as much as the next person here are two terms you might not be familiar with but affect your ability to borrow: TDSR and GDSR.

GDSR stands for Gross Debt Service Ratio and TDSR stands for Total Debt Service Ratio.  These terms are percentages that lenders use to figure out how much debt you can afford or ‘the ability for you borrower to service their debt’.

The Gross Debt Service Ratio (GDSR) is based on your typical monthly housing costs.  Normally, that includes your mortgage principle and interest payments, property taxes, secondary financing, heating and condo fees, if applicable.  If you take all those expenses and add them up then divide it by your household family income, the government would like to see that number to be less than 32-39%.

The Total Debt Service Ratio (TDSR) is based on all of housing costs (same as GDSR) plus payments on lines of credit, credit cards and other debt. If you take all those expenses and add them up then divide it by your household family income, the government would like to see that number to be less than 44%.

Keep in mind that your income is your gross monthly income, not your net (take home amount).  Banks need to follow the lending rules set out by the government and approvals are always subject to changes in lending rules like those that just happened.  If you had an approval, you may want to get it re-approved.  If you have not been approved, don’t assume you qualify.

Please note that I’ve assumed your purchase is for a personal residence.  If you are considering buying for investment, speculation or any reason other than your primary residence.  Many more factors come into play.

Tips for Keeping Cool During the Summer Heat

These are my favourite inexpensive tips to help keep you cool during the Summer Heat.

Close the supply vents on the lower levels:  Cold air will naturally travel to the lowest point.  The furnace also has a harder time pushing up the cooler air to the upper levels if there are easy exits before it gets there.  Close the supply vents on the lower levels and make sure they are all open upstairs to help direct the cool air up. What is Title Search?

Here in Ontario, the province keeps records on every piece of property.  When a Lawyer or Realtor reviews these documents we call that a Title Search.  Included in every standard Agreement of Purchase and Sale is the provision for a Lawyer to do a Title Search.  During this process the Lawyer will discover and confirm the Owners Names, Lot Size, Legal Description including, and any other information registered against the property such as liens and mortgages.

Open a Window; it’s Cold Outside…

ImageEver notice how people that work outside tend to be healthier than those that work inside, even when it’s cold outside? It may have something to do with all the fresh air they get. Conversely, people that are closed indoors without access to fresh air tend to get sick more often. This may have to do with the fact that living in modern homes is akin to living in a plastic bag.

In order to increase the energy efficiency of homes, in modern construction in addition to adding insulation around the home, we also enclose the home in a plastic vapour barrier and seal up any penetrations as best we can. Just like a really thick wool sweater, it doesn’t really help if the wind cuts right through. We need an air barrier as well as insulation to keep the heat in.

Living in a plastic bag can trap “bad air” in and keep “fresh air” out. That is why is important to air out the home from time to time. We often do this without thinking about it. When we use our kitchen and bathroom fans, for example, we are forcing air out, which in turn sucks fresh air in through all the imperfections in the air barrier. Every time we go outside and open our front door, we let fresh air in. In some homes that may be enough, but if you stay at home during the day, or have people who are sick staying home, you might want to air out the home a little more often.

Personally, I like opening up all the windows for a short period of time and getting an air current to cycle the air. That way you let in a bunch of cold air but the house (floors, walls and furniture) doesn’t have a chance to cool down. Other people like opening up a window a little bit for a longer period of time. Others add mechanical devices such as a Heat Recovery Ventilator (HRV) to their home which automatically brings in air from the outside while trying to recover the heat.

Try to make it a point to air out the house as much as possible on those days that the outside temperature is mild. Don’t forget to use the kitchen and bathroom fans and for goodness sake, open a window; it’s cold outside.

Do I need a Tarion Warranty If I Build a New House?

The Ontario New Home Warranty (Tarion Warranty) Program is run by the Tarion Corporation and is mandatory for all new homes built for sale here in Ontario.  If you are building a new home for yourself you do not need a Tarion Warranty.  As a matter of fact, if you built a new home for sale and had enrolled in the Tarion Warranty Program and then decided to live in it yourself, the warranty would not apply.  Tarion protects new home buyers by ensuring that the builder meets certain performance guidelines.  It would not make sense for Tarion to protect a builder from himself/herself.

When you apply for a building permit, you will be asked if the home will be for personal use (i.e. personal residence, second home or for rent) or for sale.  If it is for sale, you must enroll into the Tarion Warranty Program. The municipality will not give you a permit to build unless you do so.  Anyone can build a home for themselves.  In fact, it is a great way to create wealth and save money (IF you have the time, access to the right people and financial means).  I’ve purchased a home from a builder and built myself.  Builders have access to economies of scale so they can usually build less expensively and the emotional detachment allows them to move faster.  Building for yourself usually takes longer but the final product is customized to you and you can decide on being the project manager yourself or contracting that out.

If you are building for yourself and intend to sell you should work with a Realtor who is experienced in Tarion, new homes and the special issues around selling new.  You may be surprised as to the extent of the warranty you must provide.

What’s That? Thermostatic Mixing Valve… (Also Printed in March Snap South Simcoe)

Above most hot water tanks today there is a device known as a Thermostatic Mixing Valve also called a hot water tempering device.  Water from the hot water tank enters the valve on one end and cold water enters the other end.  The valve then mixes the two together so that the water coming out of the taps is hot but not scalding.

Most people prefer their hot water around the 40°C temperature range. Unfortunately, that is also the ideal temperature for bacteria such as Legionella to grown in the tank.  Legionella was found in stagnant water tanks that led to 34 deaths in the United States in the late 1970’s.  Fortunately, this bacteria does not survive in water above 60°C.

By using a mixing valve we can keep the water in the tank hot enough that bacteria will not grow while keeping the water coming out of our taps safe against burns.

To avoid potential harm, have the temperature of your tank set to about  60°C and then adjust the mixing valve so that the water coming out of your taps is hot but not scalding.

Most modern washing machines (dish and clothes) have built-in heaters to heat up the water for better cleaning to compensate for tempered hot water.

A side benefit of the mixing valve is that it artificially increases the size of the tank.  So, a smaller hot water tank (with a mixing valve) can provide more or less the same volume of hot water as a larger tank without the mixing valve.

Have you noticed that hot water at the tap seems to be warmer in the summer and cooler in the winter?  That’s because the temperature of the cold water varies with the temperature outside while the hot water in the tank stays the same.
